The sector's strong performance is further supported by rising retail sales and the continued entry of new international brands into the Polish market.

Over the last four quarters, new retail supply reached 621,500 sqm, bringing Poland's total stock of modern retail space to 17.2 million sqm. Strong consumer demand for convenient shopping destinations continues to shape development activity, with developers increasingly focusing on retail park schemes. Of the 546,500 sqm currently under construction and scheduled for completion in 2026-2027, the vast majority comprises retail parks.

In Q2 2026, the Polish retail market was expanded by several notable developments, including BIG Dzierżoniów (16,800 sqm), Comfy Park Bydgoszcz (16,000 sqm) and M Park Zawiercie (15,500 sqm). The largest schemes currently under construction include BIG Piła (38,000 sqm) and PH Świderek in Otwock (23,000 sqm). At the same time, the market is seeing a growing number of refurbishment, modernisation and extension projects, which are expected to deliver a further 134,000 sqm of retail space in 2026-2027.

Resilient Labour Market Continues to Drive Retail Spending

According to Anna Pływacz, Head of Retail Agency at BNP Paribas Real Estate Poland, “robust retail sales are being underpinned by a stable labour market and sustained wage growth. In 2025, average monthly disposable income per person reached PLN 3,500.

Supported by strong macroeconomic fundamentals, retail sales increased by 6.2% year-on-year in June 2026. Importantly for owners of brick-and-mortar retail assets, the share of online sales in total retail turnover stabilised at 9.1%. Following a weaker performance in April, shopping centres also recorded a notable rebound in May, with footfall increasing by 0.8% year-on-year and tenant turnover rising by 3.0%.

Newcomers

High consumer spending and the market's strong absorption capacity continue to attract new retailers to Poland. In Q2 2026, market analysts observed growing activity from Scandinavian and Ukrainian brands, alongside the increasing presence of Asian retail concepts. Notable market debuts in recent months included Søstrene Grene (Westfield Arkadia), Trussardi (Designer Outlet Warszawa), IWC Schaffhausen (Plac Trzech Krzyży), Columbia (Designer Outlet Gdańsk), as well as concepts such as PadelCity, The Leather Trading Co., and Ksisters, which entered the market through its online store.
