REVIEW. Office Market in Regional Cities in Poland in Q2 2026
In the second quarter of 2026, regional office markets saw a distinct rebound in tenant activity. Across Poland's eight largest cities - excluding Warsaw - 187.5 thousand sqm were leased, representing a 56.5% increase over the previous quarter. Simultaneously, very limited new supply and the persisting "flight to quality" trend are strengthening the competitive edge of modern, well-connected, and energy-efficient buildings.
RETAIL – A SECTOR OF CONTINUOUS CHANGES
More than 100,000 sqm of new retail space appeared on the market between the beginning of April and the end of June 2022. Smaller commercial formats accounted for more than half of the delivered space.

growing demand, downward adjustment of vacancy rates, increased share of renewals in the structure of contracts signed, and limited supply; these are the primary shapers of the outlook for Warsaw offices in the second quarter of the year.

In the first quarter of the year, the total stock of warehouse, production, and logistics space, including offices forming part of the facilities, exceeded 25 million sqm. m kw.
